Receive a fixed fee for all the design & planning services you require and pay fees directly on our secure online portal.
Undertake a full measured survey
We’ll carry out a survey of your home, which will take approximately 1–2 hours with access required to all rooms of your property.
Carry out initial designs
We will share first drafts of your drawings within 1-2 weeks, and there are unlimited revisions during the design phase.
Complete engineers drawings & calculations
Upon local authority approval, we’ll complete the building regulations drawings and engineer calculations.
Submit drawings to local authorities
We manage the entire planning process on your behalf (with you paying the council fees). Any changes requested by the planning department will not incur any additional costs.

Under UK planning policy you are able to build on your property without planning permission if the proposed development falls under certain rules which will be well documented by your Local Authority.
Even if you can build under permitted development, we still advise that you apply for a lawful development certificate, we will arrange this on your behalf.
Resolution of disputes will impede the process, so the more work done upfront to identify and address potential issues, the quicker the process will be.
We will then resubmit your application and also alert you at this point if there are any additional costs. It is not unusual for planning permission applications to be refused, but with proper research and the correct plans and elevations this likelihood can be reduced.
